Maybe you’ve been trying to sell your Omaha house for a while now and haven’t received any offers, don’t panic! You’ve probably already tried the first one at least once: Lowering the asking price.

Maybe you are selling when it is not a good time to buy, especially with families.  Put yourself in the buyers’ shoes and see if it would make sense for you to buy a house at this time.  Another reason it may not be selling is we are during a period of high interest rates.  These rates can really affect a purchaser’s buying power, even to the extent where a buyer no longer wants to buy a house.   With these factors, maybe it would be best to take it off the market and wait for a better time to sell.  You may also have to wait for interest rates to drop, which could be an even longer period.  This option may work only if you are not having financial issues yourself and you are able to pay your mortgage payment.

2) Rent Out Your Home

This option will be attractive to you if you already have another home purchased and you are not financially tied to the property you need to sell.  Why not find someone who would rent out your property and cover the mortgage payment while you are waiting out say a high-interest rate period.  This will make having two mortgages much more affordable to you and you may even make some money depending on the rent you are asking and the rental comps in that area.

3) Consider a Short Sale

“I can’t sell my house in Omaha because I owe too much!” This can happen if you purchased your home within the past few years and currently owe more than the home is worth (called being upside down).

In some instances, you can negotiate with your lender to accept less than what you owe on your mortgage.
